Homeowners Insurance: What Do Gaps In Insurance Mean?




You Have Probably Seen the Commercials Talking About Gaps in Insurance; But What Does That Mean?


     Current statistics in a study by J.D. Power and Associates show that 59% of homeowners are under insured. As humans, we tend to tune out commercials. This may seem to have no impact on us, unless we realize we are part of that 59%.



     However, as homeowner or renter you need to be extremely aware of where you stand in this picture.  If you fall in the 59% range, this means that if something were to happen to your home, your insurance would only cover about 79% of what actually needs to be covered.  Worse yet, the under insured category includes, as documented by Chief Actuary, James Lynch of the Insurance Information Institute, that 4% of homeowners have no insurance whatsoever. This translates to them, having the full burden of replacing their home which would leave most people in dire straits.

Being insured only 79% of the way would be a hard hit because restoring the remainder of loss would rest totally on your shoulders. Your loss for being under insured would be 21%. The following example illustrates in practicality how this works.

For ease of this example, we will work with simple numbers. Let’s say your home is worth $100,000. In the occurrence of a catastrophic event that nearly destroys your home, you report to your insurance company. If you fall in the under insured category this is how it will play out. Your insurance company pays $79,000 to restore the damage; you have to come up with the extra $21,000 to get your home back to where it was.  Would this be easy for you to do? Keep in mind if you were at this basic level, your contents of the home would not be covered. Also note the replacement cost of your home may have increased.

It  is important to have your insurance reviewed at least every two years. Being aware that an increase in your home’s value, also means an increase in its replacement cost. Even if your home was to decrease in value, the replacement cost continues to grow. This is due to the nature of economics as labor and materials progressively cost more.

This is valuable information to take to heart. We insure our property for our protection. If you find your premium rises a bit to be properly insured, it is vital to understand that this is extremely lessening the risk on your shoulders. How much extra a month is worth not having to come up with $21,000 or more on your own?

Christmas Safety Tips


December is such a fun month with Christmas family traditions to look forward to. Most people enjoy the flurry of activity and special events to plan and attend. Here is wishing you a happy and safe holiday season.

 SAFETY REMINDERS 
to Keep in Mind During Our


  • Keep your home well lit when you are not home. Automatic timers that can turn lights off and on in various parts of the house are a good plan. Never set them exactly on the hour. You can even set up a radio or your TV to be on.
  • Stand in front of your home once during the day, and once after dark. See what a potential intruder may spot as an easy target. Make adjustments as necessary
  • BE VERY CAREFUL WITH SOCIAL MEDIA, this is something our parents never had to consider. Unfortunately, there are people who will scour social media to see when you might be attending an activity, a day trip or spending a few days out of town.  If you must post, post AFTER the fact when you have already returned home. EDUCATE YOUR CHILDREN TO DO THE SAME.
  • Remember with social media, many strangers are able to access what you write through friend of a friend of a friend . . . and so on. Vandalism and break-ins are no longer just happening at night. Any time of the day is good for a bad guy.
  • Christmas packages need special arrangements and thieves are on the lookout to simply swipe a package before it ever enters your home.  Try to schedule them for when you know someone is home. Speak with a trusted neighbor to keep an eye out for when you are expecting a package and ask them to grab it. Make yourself available to do the same for them. If possible, use of online tracking to better gauge when you package will arrive.
  • If your workplace will allow it, have packages sent to you at work.
  • Make a special effort to NOT BE DISTRACTED while you are shopping and paying for items. Always keep your purse, wallet, and cell phones close. Do not let the business of the season put you at risk for a moment. Plan ahead in your mind how you will handle many stops and transactions using, cash, debit cards or credit cards. As you hurry through check out lines make sure all your stuff is secure.
  • As always the safest place for your holiday packages are in the trunk. Do not tempt a thief to break your car windows because they see something appealing inside.
  • Naturally be aware of your surroundings, as you load packages into your vehicle.
  • Safest home strategy is to have a good relationship with neighbors and keep an eye out for each other. Discuss how you can best help and protect each other’s home and property. Alert each other of special circumstances that might need extra watchfulness. Make sure you have each others numbers so you can text or call when something is in question. Always better safe than sorry.


I admit a little sadness in having an article like this. I wish everyone would just be so happy and wonderful to everyone else. Focus on the delightful. These reminders were to bring a sense of heightened awareness for your safety and the safety of your family.

News Alert: Teen Drivers Safer with Parent/Teen Contract

Teen drivers whose parents take a more active role in passing down their own knowledge make safer drivers.  When communication is open ended rather than sounding like a lecture, teens are more likely to take this experience to heart. Share personal stories of your driving experience; include the funny, the unusual and the bad.  There are also things your teen driver should know.

Teens who can relate that their parents encountered similar situations may be more open to ask questions and share concerns with their parents. As your student is unfolding into their adult role; let them know you are encouraging their independence.

Be sure to never fill them with your own personal fears. Communications should be in a positive light.  If you have something that feels awkward to communicate; try these for openers:
  • Of course, you know . . .
  • I was so embarrassed when . . . 
  • Your almost a man/woman, but my heart sometimes just sees the little boy/girl you used to be . . .
  • My friend once did this and it raised a fear in me for when I had children of my own . . . 
  • I was so goofy I once . . . (thought, did, tried etc.)
  • Ok. Because I'm a Mom/Dad I have to say this . . . 
Your student, excited with new found possibilities, will need you to help them keep sensibly grounded. A Teen Driving Contract, can open doors for discussion and clarify the expectations of both parent and child. When boundaries are known upfront, rather than made up as you go along, a teen has the chance to think more responsibly. You have provided tools for them to consider and discussed your own personal family rules and values.

Part of maturing is learning to respect authority, when your child knows this, they are better equipped to make responsible choices.

Insuring Good Health: The Power of Being Positive

Positive Is A Choice!
     Good Health is most notably on everyone’s top ten list of things they desire. Where do you rate on the understanding of the mind and body connection? Honestly, most people are so busy, it is something that is easily overlooked. So let’s take a few moments to take a look at this important issue.
     Recall the last time someone said something hurtful or negative to you. What was your response? Did it seem like it ruined the rest of your day or week? Did more things go wrong that day then usual? How many times did it come back into your memory?
     Emotions are a powerful trigger to physical being.  Doctors have taken a look at this. They hooked up monitors to study brainwaves, heart rate and stress levels. Then they had people look at pictures of happy scenes, tragedies and then delved into their memory of personal experience, both good and bad.  Positive pictures and memories stimulated a calm body and even the release of endorphins which contributes to person’s ability to feel pleasure. Negative pictures and memories caused the body to release adrenaline and cortisol (often referred to as stress hormones) which affect the breathing system and heart system. When you experience this your heart beats faster and your blood vessels constrict raising your blood pressure. It also effects your muscle system making your muscles tense and of course your nervous system.
     Over time the state of being stressed effects the body in debilitating ways including hampering the immune system.  A stressed person is more susceptible to illness, which as you know when don’t feel well, there goes more stress. It’s like a viscous cycle.
     With this in mind, are the people around you feeding you what is positive or negative? Evaluate this for the different places you are present; home, work, errands, recreation, family gatherings, and time with friends.
     I suspect everyone has experienced this scenario.  You have an acquaintance or friend that no matter what is being said or done they ALWAYS put a negative slant on it. They might say cutting things, insults, speak of someone who is doing it better, or other demeaning speech.  This is a person you need to (as relationship allows) either cut out of your life, avoid or be more alert and active to not be affected by that person.  Though we cannot change people, we can have an effect on them by tactfully helping them to be more positive.
     The most important thing is how YOU deal with the situation. I love the old adage “sticks and stones will break my bones, but words will never hurt me.” We can empower people to speak into our lives by holding on to what they say AND we can disregard what negative people try to speak into us. This is an active and conscious choice. As children we were either equipped to handle this and be confident of ourselves or coddled by parents who “tried to make everything better” which in turn disables the skill to deal with problems and grow into positive relationships. Negativity distracts our mind making us lose focus which could be why it seems like everything goes wrong after we experienced a negative confrontation.
     Part of maturity is being responsible for our own well-being no matter what comes at us. Everyone in the world is not going to be nice to us; that’s life! However, we have the power of choice on our side. We accomplish wonderful things when the charge of being positive is on our side.  It tends to snowball and then we experience contentment and feel as if all things are falling into place. Our motivation for everything is heightened.
     On the other hand, when we entertain the negative, or worse yet, steep ourselves in it – it to snowballs into depression, misery, unhappiness, low self-esteem, and steals our motivation in all areas of life. This debilitates our health and well-being. If you are a parent, equip your child to handle things head on and give them skills to troubleshoot social interactions. This ability will build their confidence and affects their lifelong health. It is also important to realize whether you are speaking positively or negatively into others.     Recognizing and understanding this body-mind connection can put you ON-GUARD to maximize the positive interaction in your life and minimize the negative.

Five Steger Teachers Win Grant Proposal in Farmers Thank Americas Teachers

Sopko Farmers Insurance  would like to express our pride for the dedicated and hardworking teachers of Steger, Illinois School District 194.  

Sheila Clark will be bringing history alive with her Washinton, DC Field Trip and her grant proposal that won $2,500. We know her creative approach will make a lasting impression on her students.

Christina Nakanishi will be bringing technology to students and implementing curriculum that will enable them to use technology no matter which field they choose to study. Her grant proposal won $2,500

Tyler Coleman desire to enrich his students with a hands-on experience in history and government won $2,500 for his grant proposal and will be accompanying his students to a trip to Washington, Dc. 

Cynthia Rosa has won a $2,500 grant for her proposal that will increase students math abilities through creative games and fun challenges.  This will allow a more individual approach to meet each student where they are in ability and accommodate the many different ways in which children learn.

Amy Wagner will be giving her students a technology edge that will allow students to control their own educational interests. This will give them the tools to be lifelong learners. Her proposal won a $2,500 grant.

We are so proud of all of our Teachers and we thank them for their creative energy in going that extra mile for their students.

Steger News: Amy Wagner Seeks to Give Students a Technological Edge





Amy Wagner wants her students prepared for the future.  She is a second grade teacher at Eastview Elementary School. She is currently a contestant in the Thank Americas Teachers Grant Contest sponsored by Farmers Insurance Company.  This nationwide contest will give a grant of $2,500 to winners for the purpose of further educational opportunities.

If she wins she plans to use the grant money to purchase iPads for the classroom.  Her curriculum plan will use a rotation of small groups to gain experience with technology. Various apps would be purchased giving students a variety of areas of study and inspiring them to take an active role in controlling their own education.

Importantly, this would give them the knowledge to pursue their own interests outside of school and lead to lifelong learning. Shaping students with traditional methods and technology will give her students a balance of what they will need to make it in today's ever changing market.

Farmers Insurance in Steger Supports Contestant Christina Nakanishi





Christina Nakanishi is an English Teacher for Columbia Central School located in Steger, Illinois. It is a small proud community. As a teacher of 6th, 7th and 8th graders she has recognized a need for her students.

Most students don't have the opportunity to extend their digital learning beyond the walls of their school.
With Ms. Nakanishi entrance in the Farmers Thank Americas Teachers Grant Contest, She hopes to win a $2,500 grant that she can invest in her students.

She would purchase MacBook Air laptops for the classroom. By adding student computers, her curriculum plans would help her students evolve in the technological direction the world is fast approaching.  As english students, they are required to perform various research exercises in their assignments. The digital approach to be learned will be a useful skill no matter what occupations they choose later in life. Engaged learners are successful learners and Ms. Nakanishi takes every opportunity to bring the best to her students.

New standards implemented for gathering relevant information from multiple print and digital sources, currently put a strain on the process.  Student computers are not in the schools current budget. We hope you will take this time to cast votes for Christina Nakanishi and her students.

Sheila Clark, Hopes to Make DC Dream Trip for Steger Students



Sheila Clark is a 5th grade teacher at Columbia Central Jr. High School in Steger, Illinois. She is pouring herself into what would be a dream trip for 8th grade students to Washington, DC.

As an educator, she realizes the importance of such a trip and how it makes things real for the subjects the students study.  A well rounded education not only consists of learning what is in books, but also by living experiences that put impressions on children. These impressions are as individual as the students themselves. Each takes something different from an experience they all may share together.

This trip will expand the understanding of the world they live in and the operations of the government, in a way no book could quite convey. Please take time to vote for Sheila Clark.

Cindy Rosa Contestant in Farmers Insurance Thank Americas Teachers




This is great Steger News. Cindy Rosa, a dedicated fourth grade teacher, has experience in implementing a math curriculum that puts kids ahead. She is a contestant in the 2016 Thank Americas Teacher grant program.

Ms. Rosa knows that this program helps children who struggle with math connect and absorb core concepts of arithmetic that are so important to the foundation of education.  This program, called Reflex Math! works for so many levels, no matter where a child skill level is. Students achieve a 90-100% increase in basic math skills. Currently, the expense for expanding this program in not within the budget.

Currently this program was limited to a small group. With its success record, Cindy Rosa now wants to purchase the program for the whole school! Reflex has game based activities and is highly motivational. Students enjoy the learning process and develop skills that pour into other areas of education. Love for learning is important and this teacher is shooting for the highest potential for all students in the Steger schools.
